When
should I have a home inspection?
Typically
the home inspection takes place within ten to fifteen days of signing an agreement
of sale.
A “pre-listing” inspection is also an option. A pre-listing inspection
will inform our client as to what should be replaced or repaired. Upon completion
of the repairs the full selling price can be confidently asked while boosting
profit.
New homes should also be inspected. Because they are new does
not mean that all is well. Many communication errors happen on construction
sites leading to mistakes. Considerable aggravation may ensue by
not discovering such mistakes. We have pre-drywall and pre-settlement
inspection packages available.
Much of the settlement, mechanical and/or workman’s defects manifest themselves
within the first year of new construction. An inspection prior to the builder’s
warranty expiration would be prudent in any regard,
but especially if you are at odds with the builder.
